About Third Car Garage
Born from necessity, growing through inspiration.
The concept for Third Car Garage began in 2020, sparked by a personal need to expand a hobby workshop beyond the home garage. With no option to build or add on at home, and other alternatives being either too expensive, too small, too far away, or resembling outdated self-storage units, we set out to create something better. Third Car Garage was born from that vision, offering a premium, timeless design that stands apart from the typical industrial feel. Since then, we’ve been refining our concept and searching for the perfect location to make sure that we offer our owners something that both they and we can be proud of. After presenting our idea to several local municipalities, we chose Sauk City as the ideal place to build our first site.
At Third Car Garage, we take pride in creating a space that owners will be eager to show off to their friends, highlighting both their condo and our thoughtfully designed site. While some have felt the need to "borrow" our name and tried to replicate the design of other local garage condo developments, we’ve focused on crafting something truly original. Our unique vision and attention to detail ensure that Third Car Garage stands in a league of its own. Our sites are and will remain the premium offering in this space where we value quality over quantity and refuse to settle for anything less than excellence.

A shipping container indoors? For your bathroom, kitchen, and/or bar area? Umm yeah...
Who wants a wimpy fan? Comfort is key and Big Ass Fans are a great upgrade to get you there.
Planning to eat a lot of donuts? This gantry crane will make moving you around your Garage Condo a breeze.
You'll have 18' ceilings - take advantage of the height by adding up to 1/3 of your floor space as a mezzanine.
You have a blank canvas, let's get some color on those walls.
Epoxy? Polyurea? Polished? Stained? Racedeck? Swisstrax? Chocolate? Yes. Yes. Yes. Yes. Yes. Yes. Umm... Well, it's your floor, pick the finish that best suits you.
You're not a penguin so let's heat up those feet (and a bit of your space while we're at it).
Two is better than one, but six beats them all. The interior walls are not load bearing and can be removed to create a monster garage.
Need to bolt down your rocket engine? If the 5" reinforced floor isn't enough, you can go thicker.
The Limitations
Unfortunately, there are some limitations.
While these condominiums are awesome spaces that you have the ability to enjoy 24/7, living in them is strictly forbidden.
You'll need to find a different place to store your barrels of nuclear waste.
While these condos are zoned commercial and or industrial, this is not a retail center or storefront. In and out customer traffic is prohibited. Showing a customer your space is fine though as would be a few other exceptions.
You have room inside. If you need more storage, maybe consider buying a second Garage Condo.
If needing to park somewhere for more than a few days, you'll need to park inside your garage condo or find somewhere else to park. Cars parked in shared locations outside for more than a week will unfortunately need to be towed.
While walls will have soundproofing, still be considerate of your Garage Condo neighbors. The other condo owners as well as our neighbors in the community thank you in advance.
Owners or tenants may not use the facility as a primary or secondary place of business to perform repair or maintenance activities for profit. Fixing your own or a friend's car is perfectly fine as long as you follow building/zoning codes.
These aren't meant to be a primary place of business for manufacturing or assembly. If you're looking to run a business out of a unit, you're better off somewhere else.
All exterior signage must be approved by the board. Use those 18' walls to display your collection of vintage signs.
